Housing Accelerator Fund

On January 12, 2024, the Government of Canada announced that the City would receive over $21 million in funding to help increase housing supply in Guelph through the Housing Accelerator Fund (HAF).

The funds will help the City incentivize the creation of 739 new housing units above the City average by 2026. Here is how the City is working to get houses built:

  • Fast-track development: Modernize permit applications with streamlined processes to improve the experience for developers and residents.
  • Encourage gentle density: Evaluate changes to zoning to encourage homeowners to add new unites to their homes and increase housing supply in existing neighbourhoods (for example, allowing up to four units on low density residential lots).
  • Renew infrastructure: Accelerate work needed to update infrastructure like pipes and roads to keep pace with housing targets.
  •  Improve housing supply: Explore incentives for builders and homeowners to accelerate construction timelines, especially for affordable housing.
  • Review our lands: Create an inventory of City and County-owned lands that can be used for affordable housing.
  • Create affordable housing: Collaborate with our partners to make it easier for people to build affordable housing units.
